1. Introduction & Acceptance

These Terms and Conditions ("Terms") govern your use of the Asroi mobile application and website at asroi.in, operated by Asroi Technologies ("we", "us", "our"). By downloading, registering for, or using our services, you agree to these Terms. If you do not agree, please do not use Asroi.

2. Services

Asroi is an online rental marketplace connecting tenants with landlords offering PGs, rooms, and flats across Northeast India. We facilitate discovery, booking, agreements, and rent payments. Asroi Technologies is a technology platform only — we are not a landlord, property owner, or party to your rental agreement. All rental terms are between the tenant and landlord.

3. User Accounts

You must create an account to use core features of Asroi. Accounts may be registered as a tenant or landlord. You must provide accurate information and keep your login credentials secure. You are responsible for all activity under your account. You must be at least 18 years of age to enter into rental agreements on the platform.

• Tenants may browse listings, request bookings, sign digital agreements, and pay rent through the app.
• Landlords may list properties, manage bookings, receive payments, and communicate with tenants.
• We may suspend or terminate accounts that violate these Terms or applicable law.

4. Booking & Payments

Payments on Asroi are processed through secure payment partners (including Razorpay). The following applies to bookings and ongoing tenancies:

• Security deposit: Held by the landlord as per the rental agreement; Asroi facilitates collection but does not hold deposits long-term unless stated otherwise in the product flow.
• First month rent: Paid at the time of booking confirmation as part of the booking amount.
• Pro-rata rent: If a tenant moves in mid-month, rent for the first period is calculated proportionally for the remaining days of that month.
• Monthly rent: Due on the 1st of every calendar month for active tenancies, unless otherwise agreed in writing between tenant and landlord.
• Agreement fee: ₹149 each from tenant and landlord for digital rental agreement generation.
• Booking commission: ₹299 charged to the landlord upon successful booking placement.
• Rent platform fee: ₹29 per rent payment processed through the platform.

5. Cancellation Policy

Cancellation rules apply to bookings made through the Asroi app:

• Bookings may be cancelled within 24 hours of booking for a full refund of eligible amounts paid at booking.
• After 24 hours from booking, the booking fee and platform fees (including agreement fee and booking commission where applicable) are non-refundable.
• Security deposit refunds are governed by the landlord's terms and property handover conditions.

6. Prohibited Conduct

You agree not to:

• Use Asroi for unlawful, fraudulent, or misleading purposes.
• Post false listings, fake reviews, or impersonate another person.
• Harass, threaten, or abuse other users.
• Attempt to bypass platform payments or conduct off-platform transactions to avoid fees.
• Scrape, reverse engineer, or disrupt the platform's security or operations.
• Upload malware, spam, or content that infringes third-party rights.

7. Service Delivery

Asroi delivers services digitally through the mobile app and website. There is no physical product shipment.

• Digital rental agreements are delivered within 24 hours of booking confirmation, subject to successful payment and landlord acceptance where applicable.
• No physical delivery is involved in our service.
• All core services — listings, messaging, agreements, and payment receipts — are provided electronically via the Asroi app.

8. Limitation of Liability

To the maximum extent permitted by law, Asroi Technologies shall not be liable for disputes between tenants and landlords, property condition, eviction, or loss of personal belongings. We do not guarantee listing accuracy or user conduct. Our total liability for any claim relating to platform fees paid to Asroi is limited to the amount of those fees for the transaction in question. We are not liable for indirect, incidental, or consequential damages.

9. Governing Law

These Terms are governed by the laws of India. Any dispute arising from these Terms or your use of Asroi shall be subject to the exclusive jurisdiction of the courts in Assam, India.
